Living in Karlsfeld-Rothschwaige
Karlsfeld lies right on the Munich city boundary, and Rothschwaige is its quiet, green corner on the river Würm between Karlsfeld and Dachau. Karlsfeld: between city and countryside
Karlsfeld belongs to the district of Dachau and borders the city of Munich. It combines what many families look for: short trips into the city and everyday life with a lake, meadows and cycle paths. Dachau and its historic old town are right next door, about six minutes by car.
For commuters the location is a real advantage. The S2 suburban train leaves Karlsfeld every 10 minutes on weekdays from 6 to 9 am and 4 to 7 pm and every 20 minutes otherwise, and reaches Munich central station in 16 minutes and Marienplatz in 19. By car it is around ten minutes to Munich via the B304 and about 23 minutes to the airport via the A92.

Rothschwaige: the green corner on the Würm
Rothschwaige lies on the river Würm, nestled between Karlsfeld and Dachau. Instead of through traffic, the area is shaped by old trees, meadows and the riparian woods along the river. Graf-Arnulf-Park sits quietly at the end of a cul-de-sac; from the bay window of the last available house the view goes west into the woods next door.
Gut Rothschwaige with its farm shop, berry garden and café (open seasonally) is about nine minutes away on foot. By bike you reach the Würm loop in around six minutes and the Schallweiher biotope in five.

Everyday life with children: nursery, school, shopping
The nearest nursery, the BRK kindergarten Flohzirkus on Jahnstraße, is around 600 metres away, about eight minutes on foot. Karlsfeld has more than ten further nurseries and crèches, including the Kornelius kindergarten and crèche and the Spatzennest kindergarten, both about six minutes by bike.
The primary and middle school on Krenmoosstraße is around seven minutes away by bike, the primary school on Schulstraße eight. Since the 2025/26 school year Karlsfeld has its own grammar school (Gymnasium), about eight minutes away by bike. Pupils reach the Dr.-Josef-Schwalber secondary school and the Ignaz-Taschner grammar school in Dachau by bike in ten to twelve minutes, and the FOS Karlsfeld (upper secondary school) is right at the S-Bahn station. Getting around: S-Bahn, bus and car
The Waldstraße bus stop is five minutes away on foot. From there, bus 710 runs directly to Dachau station (S2) and to Munich-Moosach with connections to the S1 and U3.
Karlsfeld S-Bahn station is about ten minutes away by bike. The airport takes around 55 minutes by S2 and S1 with one change at Laim.
